Lago Vista Town Center is an approximately 10.5-acre multi-phase master planned retail development consisting of over 75,000 sf of retail space anchored by large chain grocery store and hardware store and two fast food outlots. The scope of this project included overall site design, design of an off-site regional detention pond with a contributing drainage area of over 150-acres, change in zoning, re-plat of the site, and condemnation of an existing public right-of-way.

This project had a complex entitlement process. The project combined several existing commercial lots with numerous single-family lots and existing public right-of-way. After acquiring the necessary lots and right-of-way, the entire site was re-platted as a cohesive multi-lot commercial site. A rezoning of the entire site was also accomplished, creating a special Planned Development District zoning to accommodate the development.
Site design was particularly complex, with over 80’ of topography across the site. As a retail development, the tenants were concerned with maintaining ease of access and accommodations of shopping carts. This required judicious use of grading and retaining walls, balancing the needs of the development while keeping site costs related to grading and retaining walls within budget.
Public water and wastewater utilities were extended throughout the site, and large regional water quality and detention pond was created to provide stormwater controls for the site. In addition, the project was required to convey a significant amount of runoff across the site from the TxDOT right-of-way to an adjacent creek, with a contributing drainage area of over 150-acres.
