The South 5th is an urban in-fill condominium development in the heart of South Austin. Located on 2 acres just north of Oltorf on South 5th Street, the project consists of 32 townhouse style condominiums. Each unit consists of three stories with a rooftop deck providing sweeping views of downtown Austin.

The South 5th was designed and constructed with a commitment to green building and sustainable technologies. The site is graced with large, well-established oak trees which drove the layout of the site. The project team worked closely with the City of Austin Arborist during conceptual planning to design a layout that would incorporate and preserve the trees as a critical component to the development.
The site design incorporated several innovative site design features specifically intended to preserve these trees. These features included the use of Grass-pave for the required fire lanes to minimize unnecessary concrete pavement. In addition, the detention pond for the site was designed underneath one of the proposed buildings. This innovative design combining site elements into a single footprint results in additional trees and greenspace preservation, and eliminates the visual pollution of typical detention ponds.
